Dear PhillyGhostWriter

I Need a Little Help

Don't Worry. Your Dream Project Happens Here!

A Business Plan

Dear PhillyGhostWriter,

Recently, a real estate broker  offered my Dear Old Auntie a whopping $50 thousand dollars for her home, more than TEN TIMES what she bought it for in 1959 – Cash Money – As Is. Right now! Sign the papers!
Instead, she called me, a 15-year Home Rehab Pro: specializing in doors, windows, kitchens and baths. I, personally measured and  inspected the house. My best estimate is that, while not a total gut and rehab, it may cost 70 to75 thousand dollars just to bring the house up to neighborhood standards.
She said, “But where am I gonna get a $75,000 loan on a hundred-year old house that the man said was only worth $50,000?”
Should my Dear Old Auntie sell her house for $50,000? What are other area houses selling for? Could she possibly have enough equity in her home to pay for the remodeling job?
I can do the work but I need a complete home remodeling business plan to take to the bank for consideration for home equity financing.

A Funding Proposal

Dear PhillyGhostWriter

The soaring numbers of families impacted by the Covid Virus is forcing me to consider buying lager facilities for the benefit of my clients and the safety of my employees.

The SBA agrees that the expansion of my business is critically needed at this time. They say that they are especially interested in funding women business owners. They told me that all I need to qualify is an SBA-Standard, detailed business plan, with all the financial statements.

I need help applying for a government loan. I know what I want to do. I know how I want to do it; I just don’t have the time to sit down and write a business plan that is good enough and detailed enough to submit to the SBA for the 504 Loan Program.

Can you help?

A Grant Proposal

Dear PhillyGhostWriter

Rainbow of Grace Community Services.org, a 501(c)(3) non-profit organization, is seeking a Community Development Block Grant (CDBG) in the amount of $1,500,000 needed to acquire and convert a neighborhood building into a much needed Community Services Center.

The Mayor has offered us a resource that helps local non-profit groups fill out CDBG  applications but he still wants us to submit a grant proposal detailing:  who’s it’s for, where’s it at, why we need it, what’s it cost; number and types of programs; realistic estimates of program costs, number of program participants and staff required; community impact analysis; financial projections, and; a self-sustainability plan.

Can you help me make a draft report that I can present to our Board of Directors for a CDBG grant submission approval?

My Brother told me that you once helped his non-profit  organization get a State Grant for his Ex-offender Training Program. He said your work was good and your price was very affordable.

I hope so, we really need your help.
